An empty week costs more than the floor

That’s the calculation that matters.

A property standing empty while somebody waits for a contractor to come and measure, then another fortnight for a date, is costing you rent the whole time. On most units the lost income over five weeks exceeds the difference between the cheapest quote and a good one.

So we work to a different rhythm for void work. Send photos and rough sizes and we’ll price it quickly. If it needs a visit we’ll get there inside a few days. And we hold enough stock of the common contract ranges to start quickly rather than waiting on a special order.

Specify for the next three tenants, not this one

The cheapest floor is the one you replace at every changeover. It rarely feels like that at the time.

Carpet for rentals needs to be able to take use, and let’s face it, be quick and easy to replace in the future.

Commercial-grade LVT costs more than the domestic product from a shed and lasts several times longer. In a property that turns over every couple of years, that maths is not close.

Safety flooring or welded sheet vinyl in kitchens and bathrooms. Welded and coved means water can’t get under it, which is what causes the smell and the subfloor damage that eventually costs you a bathroom.

Neutral, current and unremarkable. A floor nobody notices lets a viewer picture their own things in the room. This is not the place for a statement.

Reletting and presentation

A clean floor does more for a viewing than almost anything else you can spend the same money on.

For commercial units, a neutral, sound floor lets an agent show an empty space as ready to occupy rather than as a project. For residential, it’s the difference between a property that lets in a week and one that sits.

Dilapidations

We work both sides of this and it’s worth knowing what we can do.

Acting for a landlord. We’ll survey the flooring, report honestly on its condition and give you a properly itemised cost for reinstatement that stands up in a negotiation. A figure backed by a contractor’s quotation carries more weight than a schedule line.

Acting for a tenant. Get your own quotation before accepting the landlord’s figure. Often the honest answer is a partial replacement of worn areas rather than a whole floor, which is a considerably smaller number.

Either way we’ll tell you what’s actually there rather than what suits the instruction.

Several properties

If you manage a portfolio, one-off quotes are the slow and expensive way to do this.

We can agree rates across your properties so a void job needs a phone call rather than a tender, hold matching stock for the ranges you standardise on, and give you predictable pricing to budget against. If you’d rather we surveyed the portfolio and told you what’s coming up in the next two years, we’ll do that too.

Who we work for

How it works

1. Send us photos and rough sizes. For most void work that’s enough to price it.
2. You get a fixed price. Itemised, including uplift and disposal.
3. We book it in fast. Void work gets prioritised, because we know what it’s costing you.

Common questions

How quickly can you turn a void around?
Depends on the property and the product, but quoting is quick from sizes being issued, and fitting within a week or two. Tell us the relet date and we’ll work back from it.

Can you quote without visiting?
For straightforward void work, usually yes. Photos of each room, rough dimensions and a note of what’s coming out. We’ll confirm on site before we start.

What’s the cheapest thing that still looks decent?
A number of well priced carpets durable carpets are available at short notice with a good finish to them.

Do you clear the old flooring?
Yes, uplift and disposal are included.

Can you work with our contractor or handyman?
Yes. Tell us what else is happening and when, and we’ll fit into the sequence.

Do you do HMOs and communal areas?
Yes, including stairs, landings and stair nosings. Communal areas usually need a harder-wearing specification than the flats do.

How much does it cost?
Let us know some sizes and we’ll give you costs and options.
